Programs & Speakers
Two types of education will be offered at the SEMBC: 4-hour National Association of Mortgage Brokers (NAMB) Certification Classes; and, 1-hour Continuing Education Breakout Sessions. If you would like to take classes for credit that counts toward the continuing education requirements for mortgage brokers in the state of Georgia, you must register for the classes. For those of you who do not need continuing education credits, you are welcome to attend the Continuing Education Breakout Sessions without registering, however seating priority will be given to attendees who are registered to take the classes for credit. NAMB Certification Classes may only be taken for credit. Register for educational classes using the “SEMBC General Registration Form” at www.sembc.com .  NAMB Certification Education Classes may be taken for credit only and count toward continuing education   requirements for mortgage brokers in the state of Georgia. You must register for the class in advance, and attend the full class in order to receive credit.

“Mortgage Broker Business Ethics”

As regulatory pressure continues to promulgate business practices, mortgage broker business ethics becomes an essential mechanism to promote professionalism, develop regulator and legislator respect, and gain consumer confidence. Mortgage Broker Business Ethics explores the basic concept of ethics in relation to business judgment and practice. The internal and external decision-making process of mortgage professionals is discussed with regard to job performance, consumer pressures, and industry competition. Concepts taught include:

  • * Definitions of Ethics

  • * Personal Values and Ethical Decision-Making

  • * Self-Exploration of Ethical Compromise

  • * NAMB Code of Ethics

  • * Difference Between Law and Ethics

  • * Decision-Making in Business Transactions

  • * Ethics of Disclosure throughout Loan Origination

  • * Solving Ethical Problems Related to Loan Transaction Decisions

  • * Industry Teamwork and Ethics in Decision-Making

 

The course incorporates public complaints filed with state regulators as case studies for group discussion. Within small groups, participants are instructed to reach consensus on each case study presented. Group consensus must be reached determining whether the resulting decision was: ethical, unethical, or debatable. The goal is to promote decisions that support standards of good business practice while ultimately leading to the development of positive public image and respect of the mortgage brokerage profession

 

“Georgia State Regulations”

This course is designed to help mortgage professionals get a better understanding of the Rules, Regulations and Laws of the State of Georgia governing mortgage brokers as implemented and enforced by the Georgia Department of Banking & Finance.
 

“Introduction to Appraisal Underwriting”

This presentation is a detailed review of the URAR (1004), highlighting the expectations of Genworth and the Conforming Agencies. In addition, minimum appraisal documentation is reviewed for all collateral types, as well as special considerations, such as rural properties, small acreages, atypical housing types and environmental hazards. Some issues are addressed through Case Study Analysis. After taking this seminar, your associates will be more productive – and adept at spotting factors that lead to higher default rates.

 

“Mortgage Loan Essentials”

After a brief overview of the Loan Officer’s role in the mortgage industry, the seminar provides detail on how to effectively:

                       * Conduct a thorough interview;
                       * Complete the application completely and properly; and,
                       * Collect and review required documentation.

After a brief overview of the Mortgage Loan Processor’s role in the mortgage industry, the seminar provides detail on how to effectively:

                       * Review the Initial Mortgage Application (1003);
                       * Understand the compliance requirements; and,
                       * Request, collect and review required documentation.

Upon completion of this seminar, participants will be able to:

            * Identify different Types of Mortgage Lenders, Investors and
                           Departments;
                        * Thoroughly and accurately complete/review a loan application;
                        * Request and obtain accurate documentation;
                        * Review all documentation for accuracy and acceptability;
                        * Calculate Income and Ratios;
                        * Understand and be able to Explain Basic Loan Types and Programs;
                        * Calculate proposed Mortgage Payments;
                        * Quantify available Assets;
                        * Read and Understand a Credit Report;

Mortgage Loan Essentials is designed to help individuals understand their role and responsibilities within the Mortgage Loan process. It will prepare Loan Officers to conduct and complete an application interview successfully while understanding the documentation requirements. It provides a guide for a Mortgage Loan Processor to follow when processing an application

“Shedding Light on Credit Scoring”

This seminar provides you with a basic understanding of credit scores and gives a set of risk factors used in determining the score. It includes a discussion of FICO bureau scores and MDS bankruptcy scores, evaluating a score to industry guidelines, and compensating factors.

“Small Commercial Lending for Residential Brokers
(Beginning Class)”

This course will help brokers develop the basic knowledge and skills in commercial lending that are required to originate, process, and understand the nuances of commercial lending as compared to residential lending. Upon completion of the Small Commercial Lending For Residential Mortgage Brokers course, participants should be able to:

  • * Explain the difference between commercial lending and residential lending

  • * Explain why commercial lending increases lending opportunities for brokers

  • * Identify general funding resources for commercial lending

  • * Define small versus large commercial loans

  • * Understand basic commercial loan application requirements

  • * Prescreen property types for acceptability as collateral

  • * Prescreen borrowers for qualification as a borrower or guarantor

  • * Name at least two commercial lending programs

  • * Explain the difference in compliance issues relative to commercial lending

  • * Analyze Net Operating Income, Debt Service Coverage Ratio, Capitalization

SEMBC Continuing Education Breakouts may be taken for credit or no credit. Those wishing to receive credit must register for a class in advance, and must attend for the full session in order to receive credit that counts toward the continuing education requirements for mortgage brokers in the state of Georgia. Those conference attendees who do not wish to receive credit are welcome to join us for these informative educational sessions, however seating priority will be given to those attendees who are registered to take the class for credit.
