Why Use a Mortgage Broker?

The following information should help you better understand what a mortgage broker is and why it is beneficial for you to utilize the services of a mortgage broker when you need a home loan.

What is a Mortgage Broker?

A professional mortgage broker is trained to assist a consumer in obtaining the best real estate loan available according to a particular consumer's needs. Mortgage brokers are not tied to one source of funding, but are able to obtain funds from a wide variety of investors who offer hundreds of loan programs. Because each of these investors establishes its own criteria for credit, property, and income, a mortgage broker can often match a borrower's needs with a program to suit those needs.

Who Should Use a Mortgage Broker?

Since mortgage brokers arrange real estate secured loans, any current or prospective real estate owner can utilize their services. A mortgage broker can often save a borrower a great deal of time and effort by shopping the lending market for the loan program that is right for the borrower. When using a mortgage broker, a borrower can make just one loan application rather than applying more than once at various lending institutions. A loan request made through a mortgage broker is then fully processed in the shortest amount of time possible.

Mortgage Brokers are Competitive

Unlike some banks and other lending institutions, mortgage brokers have many sources of funding. This often gives the mortgage broker an advantage in two ways: finding the right loan program for each consumer based on the consumer's needs; and, being competitive in regard to interest rates.

Mortgage Brokers are Educated

A mortgage broker licensed in the state of Georgia is required to complete a class on Georgia Rules & Regulations before being granted a license, and is further required to complete 12 hours of approved continuing education credits each year in order to renew his/her license. New legislation has just been passed which will also require loan originators to be licensed, and they will also have education requirements.
